Is a lawyer required for a real estate deal in Israel?

It's not a legal obligation, but in practice it's almost always essential: the lawyer drafts and reviews the contract, checks rights and encumbrances, and handles the tax filings and registration at the Land Registry (Tabu). For a deal of this size, legal guidance is your best protection.

Which taxes apply?

On purchase you usually pay purchase tax (mas rechisha, in brackets); on a sale, betterment/capital-gains tax (mas shevach) may apply. I review your situation, check possible exemptions and ensure a correct, timely filing.

What should I check before signing a lease?

The suitability of the securities (guarantee, promissory note), the exit terms, responsibility for repairs, and compliance with the Fair Rental Law. I draft or review the lease so that it protects you.

When should I consult a lawyer, before or after finding a property?

As early as possible. It's best to consult even before signing a memorandum of understanding (zikhron dvarim), so you don't commit to problematic terms. Consulting early saves money and aggravation.
